L&Q is undertaking public consultation on proposals for Plots 210A and 210B
L&Q is undertaking public consultation on proposals for Plots 210A and 210B of the new neighbourhood at Barking Riverside, just south of King’s Hill – the area outlined in red on the map to the right.
These plots benefit from an outline planning permission, which was originally granted in 2007 as part of the wider Barking Riverside development for up to 10,800 new homes and new infrastructure including a station, new schools and services.
This outline planning permission grants approval for the general principles of the development, with further detail approved at subsequent planning stages. L&Q are applying for what is known as a Reserved Matters planning application, which will provide detailed design proposals and plans for Plots 210A and 210B.

New homes
Our proposals are for c.650 high-quality new homes, with apartments ranging from one to three bedrooms.
There will be a high proportion of family homes and affordable homes. In total, 55% of the new homes will be affordable housing. This will be split between affordable rent for local people (52%), and other affordability schemes such as Shared Ownership and London Living Rent (48%).
All homes will meet or exceed space standards and will have access to a private balcony or terrace.
Building height
The maximum height of the buildings was set by the outline planning permission in place for the whole of the Barking Riverside neighbourhood. These proposals fit within those limits and are in line with the principles in the approved Design Code.
The corner of the buildings at the west end of the site will be the tallest, at twelve to fifteen storeys, to respond to the surrounding buildings and reflect the position adjoining the future district centre.
The other buildings along the boulevard and side streets will be six to nine storeys in height, while the blocks at the south part of the development will be the lowest at five storeys, allowing more sunlight into the courtyards.
Landscaping
We want to make this neighbourhood as green and leafy as possible – with street trees and landscaping along the boulevard and throughout the development.
The homes will be based around two large courtyard gardens in the centre of each block, which will be landscaped and green, for residents to use as shared outdoor space, with seating areas and incidental play space for children.


Architecture and design
Brickwork will be used as the façade material for the buildings, in line with the Design Code for the Barking Riverside development. Brick is a durable and attractive material that will continue looking great through the whole lifetime of the building.
To create character and variety, different colours of bricks will be used for different parts of the buildings.
Each apartment will have its own balcony or ground floor outdoor space, with colour and balustrade design used to create visual interest.
The entrances to each building will be given the highest level of articulation to make them key features, to ensure building entry points are both easy to find and inviting.
The buildings are being designed by GRID, the award-winning architectural practice which won the 2024 Planning Award for Best Affordable Housing

Layout
The plan below shows the proposed layout. The design has sought to ensure that generous courtyards are provided, with the lowest buildings to the south of these green spaces to allow in more sunlight.

Transport and access
Each building will have its own secure cycle parking. In total, there will be over 1,000 secure spaces for bikes, plus bike stands outside for short-stay parking and visitors.
The Barking Riverside development is intended to be car-free, with safe cycle routes designed into the new infrastructure, and the London Overground, 24-hour bus services, and Thames Clipper all within a 300m walk.
There will, however, be 20 blue badge parking spaces to provide parking for those residents who need a car. We are also providing 12 visitor parking bays.
Because post and package deliveries are such a big part of modern life, four larger bays will be provided for deliveries and servicing.
Sustainability
Building materials will be sourced responsibly, using materials with low embodied carbon emissions where possible. Any waste from construction and excavation will be kept to a minimum and re-used where possible.
Low flow water fittings will be used in all homes to minimise water use, and external lighting will be designed to reduce light pollution and protect wildlife.
The location of the site is very sustainable, with Barking Riverside Station and the Thames Clipper Service nearby. Cycle parking will be provided to encourage active lifestyles.
